Vibrant yet serene, the Village of Southampton offers a quaint downtown, cultural attractions, parks and about seven miles of oceanfront, as well as some of the Island's priciest real estate.

The village also has nightlife, houses of worship and a hospital. Newcomer Citarella, a gourmet market, is scheduled to open on Hampton Road this season, says village board member Nancy McGann, managing partner of Town & Country Real Estate's Southampton office.

Plans to increase parking on Hampton Road are on the drawing board, McGann says, noting that other projects include putting in a dog park on Windmill Lane.

Residential areas include the Estate section, which is mostly inland, with prices often starting at $7 million, says Jeanine Edington of Douglas Elliman Real Estate. Oceanfront homes on Gin and Meadow lanes are currently priced between nearly $15 million and $45.5 million, Edington says.

It's rare to find a home north of Montauk Highway for less than $1 million, says Julie Crowley of Town & Country Real Estate. And when a house comes on the market under that price, it usually needs work and gets a lot of attention, she adds.

The summer rental season is already busier than last year, McGann says. Seasonal rentals (Memorial Day to Labor Day) can range between $45,000 to well above $150,000, agents say.

SALES PRICE: According to Town & Country's Hamptons Year End 2013 Home Sales Report, Southampton Village had the greatest increase on the South Fork in combined sales year over year: In 2013, the combined total was $507,023,610, an increase of almost 62 percent from $313,660,837 in 2012. In 2013, 128 homes sold with a median price of $2,177,500. In 2012, there were 97 sales with a median price of $1,825,000.

ATTRACTIONS: Eleven beaches, including Coopers Beach, which has a concession stand and a lifeguard; Dunn Beach is for residents only; Southampton Cultural Center; Agawam Park; Southampton Historical Museum; the 1648 Thomas Halsey Homestead.
