THE SCOOP Despite its name, Oceanside is actually inland from the Atlantic Ocean. However, the southern portion of the hamlet does border water: from west to east, East Rockaway Channel, Barnum's Island Channel, Garrett's Lead and Middle Bay.

"It's a big community," says Michael Scully, broker-owner of Century 21 Scully Realty in Island Park. And it has just about every amenity you can dream of, says 30-year resident Katherine Giordano of RE/MAX Shores in Oceanside, citing everything from retail stores and eateries to banks, gyms and nail salons. "You never have to leave Oceanside," Giordano says, laughing. The latest project is construction of a Super Stop & Shop on the former Camp DeBaun property, Scully said.

Oceanside is made up of different developments, including the Terraces, Ocean Lea, the Estates, Wedgewood and Ocean Harbor, Giordano explains. Each area features different home styles and price ranges. Collectively, the housing stock includes a variety of ranch styles, split-levels, Capes, Colonials and Contemporaries. Buyers also can find condos and co-ops. Theresa Gardens, a complex of 22 affordable, two-bedroom units for seniors, has age and income restrictions.

Hal Knopf, broker-owner of a real estate agency that bears his name, observed that houses being sold by retirees who can't afford to stay on the Island make up about 60 percent of the inventory. The void, he says, is being filled by young couples. The area is also attracting professionals, including those who work at South Nassau Communities Hospital, Giordano says.

SALES PRICE Since last October, there were 237 sales with a median price of $420,000, according to Multiple Listing Service of Long Island data. The high price was $735,000, and the low was $99,000. From September 2008 to September 2009, there were 175 sales. The median price was $425,000 with a high of $810,000 and a low of $175,000.

ATTRACTIONS Nature lovers can take guided tours at the Town of Hempstead's Marine Nature Study Area, a 52-acre preserve and environmental education center on Middle Bay.
