Amityville officials consider rental apartment building plan
Amityville trustees are considering a proposal for Mallard Landing, a two-floor, 16-unit rental apartment building near the southeast corner of Merrick Road and Bennett Place.
Builder John Schad owns the land, which is slightly less than an acre and is now rented for parking by the Audi dealership on the north side of Merrick Road.
The land is now zoned for business, so Schad would need the Village Board to change zoning to residential. He would also need a zoning variance, since village regulations do not permit more than 12 units per acre.
Schad, a partner in the Amityville-based Kenneth J. Herman construction firm and a former Village Planning Board member, estimated that monthly rents on the one-bedroom, 1,100-square-foot units would range from $1,700 to $1,900.
Trustee Nick LaLota indicated tentative support for a zoning change at a Village Board work session last Thursday, saying “I think an approved residential use is better than an automotive one.”
He also said he would like to see amenities like granite counter tops and central air-conditioning that would “draw high-end renters who will support the business district.”
Mallard Landing would join multi-unit rentals including Oak Street Villas and Wellington Park Villas and condominiums at Newpointe Estates and Village Estates.
“It’s a way of living here without having to pay what you would if you owned a one-family dwelling,” Bruce Kennedy, an Amityville attorney who is representing Schad, said in an interview this week. “Especially among the so-called millennials, there seems to be a big demand for this.”
