The plan to build a Lowe’s home improvement store at the former Commack Multiplex cleared another hurdle yesterday.

The Smithtown Town board unanimously approved a site plan for the 166,000-square-foot store at the junction of the Long Island Expressway and Sagtikos Parkway. The site has been vacant since the movie theater closed in September 2011.

Lowe’s must obtain permits to construct the building and demolish the theater, town building director John Bongino said yesterday.

Bongino said the building department is just beginning its review of Lowe’s plans after the company on Monday submitted detailed plans for the proposed structure.

A town building permit cannot be issued until Lowe’s obtains a permit from the Suffolk County health department, Bongino said.

A spokeswoman for Lowe’s has said the company will not comment until all approvals have been finalized.
