A new rental development in Farmingdale is accepting applications for 16 workforce apartments.

"We are excited to work with the Village of Farmingdale and the Long Island Housing Partnership to provide affordable housing options on Long Island and to help keep our strong workforce from looking outside the area for quality housing," said Collin Gabriel, the development's property manager.

The 154-unit complex, the Jefferson at Farmingdale Plaza, is being built in multiple phases.

The first 39-unit building at 180 Atlantic Ave. is open and 25 percent occupied, Gabriel said. The second building at 148 S. Front St., is slated to open in July, Gabriel said.

Both are near the Long Island Rail Road Station in Farmingdale.

Gabriel said the 16 workforce units will be split between the two buildings -- four in the first complex and 12 in the second.

The lottery will be held on Feb. 27 at 4 p.m., at the Long Island Housing Partnership in Hauppauge. Gabriel said they are encouraging applicants to come to the lottery.

The monthly rents for the 16 units are $1,474 for a one bedroom, one bathroom; and $1,763 for a two bedroom, one bathroom.

There are income restrictions. For the one-bedroom apartment, with one resident, the income range is $35,376 to $58,900; for a household of two, $35,376 to $67,300.

For the two-bedroom apartments, the minimum income for households with two, three and four people is $42,312 and the maximum is $67,300, $75,700, $84,100, respectively.

"Workforce housing is the future of keeping our youth on Long Island," said Farmingdale Mayor Ralph Ekstrand.

"It is definitely a boon for the Farmingdale area to be one of the first to have workforce housing near the train station," Ekstrand said.

The units are available through a collaboration including the developers, JPI Development and Bartone Properties; Bozzuto Group, the complex's management company; and the Long Island Housing Partnership.
