Patchogue's $100M redevelopment moves forward

The last piece of necessary village approval was granted Wednesday night to Tritec, the force behind the $100-million redevelopment of downtown Patchogue village.

The village zoning board granted Tritec a variance allowing parking spaces shorter than what the village typically requires by code, according to Mayor Paul Pontieri.

The parking spaces will measure 9 feet by 18 feet instead of the usual 9 feet by 20 feet, he said. Six board members voted in favor of the variance, he said, and one member abstained.

The variance was the last matter to address before the building process gets under way, Pontieri said.

“All the approvals are in place,” he said, “and they are now waiting for building permits.”

Tritec, of East Setauket, is building mixed-use development on the site of the former Swezey's department store.

The project, called Patchogue New Village, will feature a public green between Lake and West Main streets and 17,000 square feet of office space, 45,000 square feet of retail space and 291 apartments.

The parking lot will hold about 500 cars, Pontieri said. Groundbreaking is anticipated for late summer.
