Plan for Anthony's Coal Fired Pizza in Greenvale progresses

East Hills village leaders will not oppose a North Hempstead board of zoning appeals decision to allow a pizza franchise to open in Greenvale.

Village leaders in August had contested the opening of an Anthony’s Coal Fired Pizza at 90 Northern Blvd. The restaurant was seeking a conditional use permit to convert retail space for food use at the shopping center, at Northern Boulevard and Town Path Road just outside the village boundary.

East Hills leaders have said residents feared the site would lead to more parking, noise and odor complaints given the proximity of other eateries.

Bruce Migatz, an attorney for the applicant, said at an August zoning hearing that the concerns were baseless, telling the board a ruling against the pizzeria “is tantamount to a finding that a restaurant-bar is an undesirable use.”

East Hills Mayor Michael Koblenz said Tuesday that he was not broadly contesting development. “It’s not that we were saying no to food, we’re saying enough, that parking lot is certainly limited in terms of space.”

The approval lists several conditions. Among them, the restaurant must have a refrigerated garbage locker within the building and cannot store “putrescible waste” outdoors. It also must have no more than 70 seats for customers.
