A public hearing is scheduled for Wednesday night on a proposed office and apartment complex in Port Jefferson Village.

The Northwind Group of Hauppauge is proposing to build 52 apartments and 4,157 square feet of office space at 217 W. Broadway. The firm plans to raze an existing single-family home and a boat sales and service building on the 1.84-acre site to make way for the complex.

The village Planning Board meets at 7 p.m. at Village Hall, 121 W. Broadway, to hold a public hearing on the draft Environmental Impact Statement that assesses the proposed project. Written comments on the draft EIS will be accepted until Nov. 8. Copies of the document are available at Village Hall and the Port Jefferson Free Library, and on the village website, portjeff.com.

The developer is seeking a variance to exceed village height limitations, demolition permits, and site plan and conditional use approvals, and a variance to construct the parking lot.

The proposed Waters Edge complex would include a three-story, 32,000-square-foot building with 92 parking spaces. Of the 52 apartments, 42 would be affordable one-bedroom units; 10 would be two-bedroom units. The offices and apartments would be connected to an existing sewage-treatment system.

The draft plan includes several proposed alternatives, such as an all-apartment complex with no offices.
