This recently renovated $2.725 million summer pad, now on the market in Southampton Village, features the designs of former New York Rangers star Sean Avery.

Finished about two months ago, it is the first home finished as part of Avery's new venture with builder Chuck Gallanti, says listing agent Katie Milligan of The Corcoran Group.

"This is a new idea for him, a new project ... flipping houses," she says.

Avery's hundreds of thousands of Twitter followers are likely familiar with the home, of which he has tweeted frequent renovation updates. His concept was to create a user-friendly, sleek, modern summer retreat where the buyer "has nothing to worry about but where to hang their clothes and put their bags," Milligan says.

Avery selected all the furniture, lighting, fixtures and decor, says Milligan.

The fully furnished four-bedroom, four-bathroom home of about 2,800 square feet on a fifth of an acre includes a rear deck, wraparound covered porch, heated pool, finished basement, central air-conditioning, a second-floor bathroom deck and pool house.

MOVIE HAVEN Enjoy a night at the movies without leaving the confines of this Fire Island Pines home listed for $2.2 million, a former summer getaway for film director John Schlesinger.

A projection screen drops down in front of the oversized fireplace in the living room, says listing agent Vincent Petrarca of Douglas Elliman Real Estate, an experience completed by an "amazing sound system."

The three-bedroom, 2-1/2-bathroom Cape on a 62-by-130-foot lot is one of several Fire Island Pines homes designed by architect Gary Stluka in the late '80s and early '90s and one of the first high-end houses built on the bay, says Petrarca.

The home include an eat-in kitchen equipped with stainless steel appliances and a pair of dishwashers, a formal dining room, high ceilings and hardwood floors. The home is equipped with central air conditioning and heat; outside, there's a pool, hot tub and outdoor shower on a deck overlooking the bay that's built right up to the bulkheading.

Petrarca says the design was a response to the first wave of major development spearheaded by the sleek Modernism of designs by beach house architect Horace Gifford.

Schlesinger, who won an Academy Award for directing "Midnight Cowboy," rented the home for several summers. The current owner is a record executive.
