Although other large projects across the Island have languished or failed -- Islanders’ owner Charles Wang’s Lighthouse project comes to mind -- the Town of Brookhaven is planning two ambitious redevelopment projects that would bring a mix of commercial units and housing to the area.

In Ronkonkoma, Brookhaven wants to develop a 50-acre site just east of the Long Island Rail Road station -- a project that was just expanded to 100 acres thanks to a new partnership with the Town of Islip.

And Brookhaven will also seek to redevelop the 17.65-acre former UA theater on Route 112 in Coram, erecting a $59-million mixed-use development featuring housing and retail space.
