An Italianate Victorian home and barn, sitting on more than 2 acres in East Moriches, are for sale together for $1.499 million.
There are two parcels: One, a 0.38-acre lot, is zoned for commercial use, while the other parcel, totaling 2.12 acres, can be built upon for residential use, said listing agent Eric Boorum, of Douglas Elliman Real Estate.
The taxes for both parcels combined are $17,627.

"It represents a lot of potential," said Boorum. "The house itself is gorgeous; just beaming with character and charm."
The house features three bedrooms and three bathrooms. Although it is zoned for commercial use, the buyer can live in the house and "make it into some sort of office," Boorum said. The property is located on Montauk Highway.

"I just think it's a fantastic location," Boorum said. "The exposure to Main Street is a huge selling point, and there's potential to build two more houses behind it."

A building-structure inventory form shows that the house, described as a "Tuscan villa," was built in 1882. Notable features include two wood-burning fireplaces constructed with black Italian marble, a U-shaped driveway, original hardwood flooring and a covered front porch.
The property is in the East Moriches Union Free School District and the Eastport-South Manor Central School District.
"For a buyer, it could be a great investment," Boorum said.
