Baldwin: Proximity to NYC, LIRR combined with quiet, suburban feel draw buyers

THE SCOOP Baldwin keeps that South Shore feel with its waterfront homes, suburban tree-lined streets and neighborly feel less than 45 minutes by train to Manhattan.
"It offers a true neighborhood feel while still being incredibly well connected," said Shawna L. Fowler of EXP Realty in Valley Stream. "You're getting suburban space, such as larger lots, tree-lined streets and access to parks and waterfront recreation, without giving up proximity to New York City."

With the Long Island Rail Road, its position along major thoroughfares like the Southern State Parkway, and nearby shopping, she added, living in Baldwin makes "commuting and daily life easy, which is a big draw for both first-time buyers and families."
In 2021, the county won a $10 million state grant for several developmental projects in Baldwin, including affordable apartments and mixed-use retail around the Baldwin LIRR station on Sunrise Highway and along the business district on Grand Avenue. The plan is designed to create a more pedestrian-friendly atmosphere and while making improvements along Merrick Road.

Baldwin has a number of public parks around the community, including Baldwin Park along the waterfront, with features like walking trails, sports fields, bocce courts, tennis, a skate park and a dog run.
For the boating crowd, the Baldwin Harbor Marine Center has boat slips.
On the south side of the community sits Baldwin Harbor, which juts out into three bays: Baldwin Bay, Middle Bay and Parsonage Cove. Homes in Baldwin Harbor, like many waterfront communities, tend to be higher priced.
The Meroke Indian tribe were the first known inhabitants of the area. By 1660, the area was called Hicks Neck, named for the English settler John Hicks. In 1855, the community changed its name to Baldwinsville, in honor of State Assemb. Francis P. Baldwin. With an upstate town already called Baldwinsville, the post office changed the name to Baldwins first, and then to Baldwin. The area was known for its recreation, including fishing.
Homes on the market range from a two-bedroom, 1½-bathroom house for $395,000 to nearly $1.5 million for a five-bed new build. Apartments are also available, including in Baldwin Gardens on Grand Avenue, near the train station and shops, with rents ranging from $1,825 for a one-bedroom to $2,375 for a two-bedroom with a dining area.

SALE PRICES Between Dec. 11, 2024, and Dec. 10, 2025, there were 181 home sales with a median sale price of $648,750, according to OneKey MLS. During that period a year earlier, there were 173 home sales with a median sale price of $2.058 million.
