East Hills: High-ranking schools, village perks, nearby amenities draw buyers

THE SCOOP It is not unusual for East Hills residents, during a lifetime, to move from a starter home, to a larger step-up home, and then a smaller home for retirement all within the village boundaries, real estate agents said.
It is because of the village's exclusive perks for its residents, its proximity to great restaurants and shopping in neighboring communities and living within the Roslyn School District boundaries.
"People move within the community," said Melanie Cogan, an agent with Compass NY who has sold in the area for 18 years. "A good chunk of my business is moving people from house to house. I could do three moves in one transaction."
Harbor Hill Road runs through the middle of the village, with mostly larger plots to the north and smaller lots to the south. Country Estates, Lakeville Estates and Nob Hill tend to have larger lots, and they are north of Harbor Hill Road, Cogan said.
The main community hub of the village is The Park at East Hills. Opened in 2006, the 50-acre facility has a 12,000-square-foot pool, ballfields, playground, theater, fitness center, dog park, walking trail and sports courts. The park is the meeting place for residents, who have exclusive use.
"We have different events there," Mayor Michael R. Koblenz said. "Up to 4,000 people come to the fireworks."
The village doesn't have strip malls, but it is close to villages that are home to restaurants, businesses and shopping centers like the Americana Mall, Cogan said.

East Hills was incorporated in 1931. In the late 1800s, the East Hills area was dotted with estates on large plots of land, including the Clarence Mackay family, whose mansion was designed by famed architect Stanford White. The home was demolished in 1947 for the development of Country Estates.
Homes sell for well over $1 million, with many in the $2 million to $3 million range, and reaching as high as $5 million. Koblenz said it is not unusual to see homeowners in the northern side of town tear down a house to build a 6,000-square-foot home.
Most East Hills students attend Roslyn schools, with a small sliver of homes attending East Williston School District, which is also a draw, said the mayor.
"People I coached in Little League have moved back with their wife and kids," Koblenz said.
SALE PRICES Between July 31, 2024, and July 30, 2025, there were 45 home sales with a median sale price of $1.72 million, according to OneKey MLS. During that period a year earlier, there were 51 home sales with a median sale price of $1.65 million.
CONDOS AND CO-OPS There are no condos or co-ops on the market.
