East Patchogue: Apartments, affordable housing, burgeoning corridor draw buyers

THE SCOOP A diversity of people from various demographics, cultures and ethnicities make up the population of East Patchogue, notes Brookhaven Town Councilman Neil Foley.
Over the years, the hamlet had become blighted just as its neighbor to the east, Patchogue village, began to prosper.
"We had a vision that we wanted to start on eight years ago for the East Patchogue corridor," Foley said.
Working with the civic group Focus East Patchogue, the town created an overlay district for the area which starts at Route 112, just each of Patchogue.
"We created new building codes for the community to make it easier for developers to come in to get a little more density," said Foley, adding that sewers were a key to allowing this to happen. "By approving this overlay district, we're bringing some new life and new energy into the community and it's also bringing in high-paying jobs."

In the past three years, three different residential developments joined the hamlet, including The Grove, 55 units of affordable housing, which has already been completed. G4, with 40 units of workforce housing, and Greybarn, a 91-unit market rate project, will be completed this year.
"There are people moving into the area and it's creating new life and excitement. And when you have people investing a lot of money into the community, other business incentives will follow," Foley said.
Among those is an East Patchogue cultural arts center, part of a $47 million revitalization project that will include housing, offices and retail shops. The 6,200-square-foot center will have art galleries and space for community events.

A joint county/town purchase, the Avery Homestead includes a circa 1880s home and large barn on 11.5 acres owned for nearly three centuries by the Avery family. They ran a plant nursery for the better part of the 20th century and Barbara Avery raised miniature horses there until her death in 2017. The site is slated to become a museum and possible event space.

In addition to its proximity to bustling Patchogue village, East Patchogue has lots of quiet cul-de-sacs, said Karen Clark, a salesperson for Handsome Real Estate.
"It's very beautiful and it's very private and you still have access to a lot of main arteries and private beaches," Clark said. "It's really up and coming."

SALE PRICES Between Jan. 29, 2025, and Jan. 28, 2026, there were 118 home sales with a median sale price of $575,000, according to OneKey MLS. During that period a year earlier, there were 125 home sales with a median sale price of $550,000.
CONDOS AND CO-OPS There is one condo, priced at $859,000, on the market.
