On the grounds of an Arts and Crafts-style house in Halesite, stone steps lead to a tea house that overlooks the residence.
"When people come to view it, they stay; they don't leave," said listing agent Debra Russell, of Daniel Gale Sotheby's International Realty. "A normal showing on that size house would be like 15, 20 minutes. The average person stays like 45 minutes now."

The three-bed, 2½-bath house on Glades Way on a 0.54-acre parcel was listed in mid-May for $1.15 million. As of Tuesday, the sellers had accepted an offer and the house was under contract, said Russell, who co-listed the property with Tina McGowan.
Taxes on the property, which falls within the Huntington Union Free School District, total $14,487.

Those who lingered spent extra time in what Russell described as a tranquil, "spa-like retreat." Outside the tea house, a water feature sends a steady stream into a circular base. Amid flowering gardens, there are a koi pond outlined in stone, a resistance pool, an outdoor shower and a hot tub.
In the main house, interior details include built-in bookcases, oak doors and maple cabinetry, Russell said. Slate flooring delivers radiant heat, she added. A detached garage can accommodate two cars and has a 220V car charger.
"Everything has been designed meticulously," she said. "Every detail in that house has been well thought out."
