Houses that sold below $400,000 in Nassau, Suffolk

Can you get a house for under $400,000 on Long Island?
That price tag is hard to come by as medians continue to rise. The median single-family home sale price was $700,000 in Suffolk in January, up 4.5% compared with a year ago, according to data from OneKey MLS. In Nassau, it was $835,000, a 3.1% increase over the same period, Newsday reported.
Of nearly 1,400 sales in January, just 28 were at or below the $400,000 mark, according to the multiple listing service that covers Long Island. Around 500 sales out of more than 18,000 reported in 2025 were in that budget, data showed.
