Can you get a house for under $400,000 on Long Island?

That price tag is hard to come by as medians continue to rise. The median single-family home sale price was $700,000 in Suffolk in January, up 4.5% compared with a year ago, according to data from OneKey MLS. In Nassau, it was $835,000, a 3.1% increase over the same period, Newsday reported.

Of nearly 1,400 sales in January, just 28 were at or below the $400,000 mark, according to the multiple listing service that covers Long Island. Around 500 sales out of more than 18,000 reported in 2025 were in that budget, data showed.

The community with the most sales at or below $400,000 since January 2025 is

Riverhead (55 sales)

followed by

Calverton and Shirley (28 each) and Sound Beach (27).

In Nassau, which consistently reports higher sale prices than Suffolk, the community with the most sales was

Hempstead (6)

followed by Elmont and Freeport (2 each).
