These days, it's hard to even find a condo below $500,000 in certain parts of Long Island — let alone a house, real estate professionals say.

But these agents have seen it: Closing five single-family homes on Long Island this fall, under that elusive price point.

"There are a lot of price drops and a lot of houses sitting on the market now," said Lisa Miglino, of Signature Premier Properties in Babylon. She just sold a home in Islip Terrace for $489,000. "But at that price point, they're gonna fly."

Here are a collection of houses throughout Long Island that sold for $500,000 and below.

Hicksville

In September, a two-bedroom, 1½-bathroom Colonial in Hicksville closed for $330,000. One of its perks: The way the property is zoned, said listing agent Michael Furino, of Douglas Elliman Real Estate.

"It could have been a possible commercial property, or a mixed-use property, or residential," he said. "So it had that upside there, and it was a good location."

Built in 1924, the house is centrally located near Hicksville's business district, the listing said. It sits on a 2,600-square-foot lot. The taxes were listed as $9,872, and the property was in the Hicksville School District.

"You can't even get a one-bedroom condo for this price in Nassau," Furino said.

Originally priced at $399,000, the house was first listed in July. Renovations were needed, the agent said, but that didn't hinder the level of interest. "It was chaos," he said.

"Regardless if people thought it needed a renovation or not, it's just indicative — with the amount of traffic we had — of how much demand there still is on Long Island," Furino said.

And this house offered potential for a buyer ready to put the work in, he added.

"Where the price point was, I think it was a good opportunity for an investor to come in," Furino said. "There are not many good deals on the market, so I would say this was a pretty good deal."

Islip Terrace

This 1,000-square-foot Cape in Islip Terrace "definitely wasn't for everybody," said Miglino, the listing agent. Even so, "we had a lot of action right away," she said. There was just one open house, which was crowded.

"In the first week, we got a full-ask offer and that's what we accepted. It was only on the market for maybe two weeks before we went into contract."

Built in 1917, the house was listed and sold for $489,000 in September. It contains three bedrooms and one bathroom. The property is in the East Islip Union Free School District. The taxes were listed as $8,400, and the house is on a 0.21-acre lot.

Some standout features include a full basement with an outdoor entrance, backyard deck with a fire pit and two levels of living space, with bedrooms on both floors. There were several renovations, including the roof and driveway (upgraded in 2024) and a bathroom, boiler and water heater, all updated within the last five years.

"It was definitely a very large property, with a property behind it that wasn't going to be built on," Miglino said, "so you don't have any backyard neighbors."

The house ultimately went to first-time homebuyers, Miglino said. There is potential for the owners to expand the home if they wish, said the agent, but looking back on its time on the market, "there was no negative feedback," she said. "It was an adorable house."

Hauppauge

Coming in at 900 square feet, this Hauppauge home closed for $500,000 in October. The taxes were listed as $6,125.

"This was an interesting one," said listing agent Rachel Antle, of Oasis Realty Group. "It didn't go right away; that might be because of the layout of the home."

The primary bedroom was on the second floor, which she cited as a possible reason for the longer time on the market. But ultimately, the house sold within about eight weeks, Antle said.

Built in 1930, the house features two bedrooms and two bathrooms, on a 0.09-acre lot. The property is in the Hauppauge School District.

The house was renovated in 2023, with upgrades to the windows, siding, roof, kitchen and bathrooms, to name a few. It also has a basement and laundry room. The house was listed at $539,000.

"We had four open houses, and there wasn't a moment that those were not jam-packed," Antle said.

Antle and her partner, Kristen Antle, worked with the sellers on this transaction and then helped them buy their next home. In the end, they said the selling points were easy to see.

"The super low taxes were a huge draw," Rachel Antle said. "It's very rare, and it's as rare to sell a house for under $500,000. I think they're few and far between, especially in that area."

Sayville

Listed at $469,000 in July, this Sayville cottage had "multiple offers at and over the ask price," said listing agent Joanne Sturchio, of Douglas Elliman Real Estate. The house closed for $485,000 in October.

With one bedroom and one bathroom, the home spans 767 square feet — one of the reasons for its price point, Sturchio said.

"It had a really nice detached garage as well, and a deep property," the agent said, referring to the 0.22-acre lot. "And it's a desirable, quiet location, in Sayville."

Other notable details include a loft space (which presents the option of a second bedroom), a renovated bathroom, a new backyard walkway and enclosed porch, cesspools updated in the last 10 years and a full basement. Renovations were underway at the time of its listing, and the house was sold as-is.

"It had some cute characteristics," the agent said.

Constructed in 1932, the house is in the Sayville Union Free School District. The taxes were listed as $9,345.

The home originally had two bedrooms, but the seller took a wall down to enlarge the other bedroom and the kitchen, Sturchio said.

"You had a big, open, spacious kitchen and living area, which is very appealing as far as what people want in a modern home," Sturchio added.

East Setauket

This East Setauket cottage (in the village of Poquott) sold for $425,000. Totaling 654 square feet, it hit the market in April before closing in October. The asking price was $499,000.

Listing agent Michael Ambrozy, of Howard Hanna Coach Realtors, used to live in Poquott and marketed the property around the village amenities.

"There's a very strong sense of community," he said. "If you're interested in boating, that's one of the special places that will allow you to have your mooring there."

The community also features private beaches and "wonderful common areas, including a tennis court, playground and a community garden," Ambrozy added.

The taxes were listed as $4,468, and the house featured one bedroom and one bathroom. The house is on a 58-by-125-foot lot, and includes an enclosed porch, outdoor shower and full basement. It was built in 1945, and the property is in the Three Village Central School District.

At the time, Ambrozy was also selling the cottage next door, which was listed for $399,000, even though it had two bedrooms.

But this house had "more property, so you would be able to build up on that or go wider, if possible," he said.

"We did get a lot of investors, which was interesting, looking to maybe purchase both properties and build up on them," he said.

In the end, the cottages went to different buyers, and both were first-time homeowners, the agent said. As for the level of interest, "we had just north of 40 folks coming to look at that property," he said.

"When you consider the price of homeowners insurance and taxes and the price of your mortgage are all up, if you can find a property that has lower taxes, that's just a home run," Ambrozy said.
