Where the most condos sold in Nassau, Suffolk so far this year

The price of a single-family home on Long Island continues to hit record-breaking highs. As they find themselves priced out, buyers — especially first-timers — are opting for condominiums.
Newsday looked at the Long Island communities where 50 or more condos sold so far this year, according to data released by OneKey MLS, the multiple listing service that covers Long Island. Here's what we found.
Nearly an even split between Nassau and Suffolk
Of nearly 2,800 reported sales across Long Island, nearly 1,100 were in these 12 communities, according to the data. Five of them were in Nassau and seven were in Suffolk.
Where were the most sales?
Great Neck has seen 165 closed sales — the most of any community on Long Island, according to OneKey MLS. Long Beach had the second-highest reported sales with 163.
Where were the cheapest condos?
Freeport had the cheapest median sale price of $329,000. Lynbrook had the second-cheapest, but only by $500. Middle Island and Coram were the cheapest in Suffolk, with median sale prices of $350,000 and $368,500, respectively.
Where were the most expensive condos?
Long Beach was the second-most expensive on the Island with a median price of $660,000. That's below Nassau County's most recent median sale price of $819,500 for condos in September, OneKey MLS reported.
The most expensive community overall was Melville, with a median sale price of $760,000 — well above September's median price of $510,000 for condos in Suffolk, data showed.
They're cheaper than houses... for now
Condo prices in Nassau County exceeded single-family home prices in August, but they dropped back down in September. The median sales price for a single-family home in September was $849,000 in Nassau, based on 752 closed sales, and $720,000 in Suffolk, based on 961 closed sales, data showed.
