Beachfront Port Washington condo for sale overlooks Hempstead Harbor

One of a handful of beachfront co-op units in Port Washington's Beacon Hill Colony is listed for $1.229 million.
Of 41 co-op units in the Beacon Hill Colony, seven are beachfront, said Heidi Karagianis, of Daniel Gale Sotheby's International Realty. The two-bedroom, two-bathroom unit her client is selling is among them.
"This one is perfectly positioned," Karagianis said of the West Shore Road home. "It's right in the center, so when you open up your door, you're right in the center of the sandy beach."

The 1,100-square-foot-unit overlooks Hempstead Harbor, which is visible through floor-to-ceiling windows, Karagianis said.
"Every single place you stand in the unit, you see water views," she said.
The seller rebuilt the house in 2008, Karagianis said. The project included raising the home above the base flood elevation, installing hurricane and impact-resistent windows and updating various systems, she said.
Flood insurance is required on the property at a current rate of approximately $750 a year, Karagianis said.
Taxes on the parcel, which falls within the Port Washington School District, total $6,650, according to Karagianis.

The Beacon Hill Colony has housing on three levels, Karagianis said. This home sits on the lowest level, where there is dedicated parking right in front of the unit, she said.
The community is made up of homes Karagianis said measure between about 1,100 to 1,500 square feet.
"They're not big," Karagianis said. "But they are efficient, and cool, and each one's unique and different."
The features of the unit Karagianis represents include central air conditioning, Trex decking, Hardie Plank siding, under-deck storage and a hook-up for a gas grill, she said.

Karagianis described the area as a close community where neighbors watch out for each other. A buyer would need the co-op board's approval, she said.
Homeowners association fees total $3,600 a year, Karagianis said. For one of several boat slips, if available, residents pay an additional $975 a year, she said.
"It's a self-managed co-op," she said. "It's just these 41 homes and they take care of each other, they take care of themselves and make sure everything is running smoothly and beautifully maintained."
