A houseboat in Port Washington is on the market for $299,999. While only cash offers are being accepted, the price tag is far lower than typical homes in the pricey North Shore neighborhood.

So far this year, single-family home sales in Port Washington have ranged from $650,000 to $2.4 million in closing price, according to data from OneKey MLS.

"As we know, prices are very high in Port Washington, and this home is a fraction of that," Pogozelski said.

There are no property taxes on the houseboat, but there is a $1,500 monthly docking fee, a $20 per month water charge and the owner will also be responsible for the electric bill, said Giedre Pogozelski, of Douglas Elliman Real Estate. She is co-listing the houseboat with Elpis Hardiman.

The houseboat contains two bedrooms and one bathroom. The interior living space totals 964 square feet, and the rooftop deck spans 479 square feet.

It has a split-level layout, with floor-to-ceiling windows, a built-in bar, a balcony off the kitchen and a washer and dryer. The houseboat is docked in the Manhasset Bay Marina, and is within the Port Washington Union Free School District, Pogozelski said.

"It's very peaceful, very scenic," she said.

But houseboat life isn't for everybody.

"It's going to be a smaller pool of people that are going to be interested in this property, because you have to love the water," Pogozelski said. "It appeals to people who want something unique, and an experience."

There are about a dozen houseboats in the marina, and the owners are a mix of full-timers and seasonal dwellers, Pogozelski said. The community is a "big plus," she added: "They are so tight. Everybody knows everybody."

Of course, lifestyle changes and quirks are to be expected. For example, houseboat owners have their mail and package deliveries sent to the main office of the marina, and if the future buyer hires movers, they'll have to navigate the boxes to and from the dock, the agent said.

"This house was built in 1986, and inside everything is very strongly built," Pogozelski said.
