As a listing agent, Shaughnessy Dusling has seen baby boomers explore limited options as they age on Long Island: leave, or find the rare affordable senior housing option.
With this in mind, Dusling imagines her clients' Rocky Point cottage might appeal to that audience, she said. The two-bed, one-bath Pearl Road house on the market for $399,999 is "a universal home," she said.
"It could be great for a starter, could be really great for a single person, or wonderful for downsizing," said Dusling, of Real Broker NY.

Taxes on the 0.11-acre property, which falls within the Rocky Point Union Free School District, total $7,158.
Built in 1945, the 636-square-foot house was flipped in 2017, property records show. In addition to primary and secondary bedrooms on the main level, there is a living area with vaulted ceilings.

Updates to the property in 2017 included renovations to the roof, siding, kitchen, heating system, bathroom, cesspool, oil tank, convection stove and chimney liner, Dusling said.
The home has an oil heating system and is cooled by wall and window units.
"For downsizing, they still have storage in the basement," Dusling said. "The yard is smaller and easier to maintain, but they still get the privacy and enjoyment of having a yard versus going into a condo community."
