Sayville: Great South Bay waterfront, downtown, community spirit draw buyers

THE SCOOP Sayville, a South Shore community in Suffolk County, keeps its suburban charm with its tree-lined streets and walkable downtown, and nautical appeal from its location on the Great South Bay.
"It's a very quaint area," said Susan Lombardi, an agent with Douglas Elliman. "It's ideal South Shore coastal living."
Big with boaters, the community is home to Sayville Marina, a town facility at the end of Foster Avenue with a beach, tennis courts, walking trail, playground and pavilion overlooking the water. Residents also go to Corey Beach in nearby Blue Point, which has recreational facilities and a concession stand.
The community is also home to the Sayville Ferry Service which takes passengers to Cherry Grove and Fire Island Pines. It also ferries to Sailors Haven, home to Sunken Forest.

Downtown is another big reason why people love to live in Sayville, said Ryan Rezinas, an agent with Signature Premier Properties. "We just had Miracle on Main Street," he said of the traditional holiday event in town. "The kids get involved and paint the windows. They painted ours here on Main Street."
Rezinas says that high school football brings out the community on Friday nights in the fall, when the Sayville Golden Flashes once again won the 2025 Long Island Class III Football Championship after an undefeated season.
"It's very desirable," Lombardi said of the close-knit community, where houses rarely go on the market and sell quickly once listed. "People who move here tend to stay."
There are a number of apartment complexes, including Fairfield apartments, and some 55-and-older communities in Sayville.

Sayville got its name from a clerk's misspelling of Seaville when it finally became a community of its own in 1836, according to Newsday's historical records. At one time, the community was a source of wood from its forest for New York City and oysters from its waters, as well as a Long Island theater destination, especially after the Long Island Rail Road set up a station there in 1868.
SALE PRICES Between Oct. 30, 2024, and Oct. 29, 2025, there were 149 home sales with a median sale price of $710,000, according to OneKey MLS. During that period a year earlier, there were 96 home sales with a median sale price of $680,000.
