A 765-square-foot home in Sayville is on the market for $499,999. There is currently an offer pending. The taxes are $8,815.
The ranch-style house is located on Willett Avenue, and contains two bedrooms and one bathroom. It sits on a 0.12-acre lot. The property is in the Sayville Union Free School District.
Several skylights and vaulted ceilings make the house feel "bigger and more grand when you walk in," said listing agent Nicholas Santillo, of Signature Premier Properties.
"It still has a formal dining room, even though it's a smaller home," he added.

Some recent upgrades include a newly renovated bathroom (completed in 2024), plumbing and kitchen appliances updated in 2023, a five-year-old roof and new fencing added last year.
Other standout features include a full unfinished basement and central air conditioning. There is also a detached garage and a full-length driveway.

"Even though you're not in a mansion, you still have great outdoor space, as well," Santillo said.
The modest size has attracted "all different types of buyers" to its showings, the agent said, as it can be a good fit for a young family trying to get into the neighborhood or a retiree looking to downsize.

Santillo, a Nassau resident, said Sayville's downtown scene is "booming," referring to the small businesses and restaurants on Main Street.
"The median house price in Suffolk is less than Nassau, so you've got a lot of people moving out there," he said.
