Setauket house for sale in historic district for $1.2 million

A cupola-adorned gray Victorian in the Old Setauket Historic District is familiar to listing agent Lynn Sabatelle — she raised her children two doors down.
"It's like a community that used to exist in the world," said Sabatelle, of Daniel Gale Sotheby's International Realty. "The post office, the library, the churches. The mill, the pond. I mean we used to go ice skating on the pond, back when it used to freeze."
For her client, Sabatelle has listed the five-bed, three-bath house for $1.2 million. Taxes on the 0.57-acre lot, which falls within the Three Village Central School District, total $9,194.

Built in 1885, according to property records, the home has two stories and an unfinished full basement. Though Victorian homes often have "smaller rooms, tighter spaces," Sabatelle said, a later addition to this house challenges the stereotype.
"It looks like a really classic Victorian from the outside, and then when you walk in, they did a really beautifully designed extension that you don't even notice from the front," Sabatelle said.

The house has two-zone central air conditioning and is warmed by oil and forced air heating systems. In addition to the heating and cooling systems, recent updates include new oil tanks and hot water heater, a generator, a septic system and a roof, according to Sabatelle.
If a buyer wanted to make further alterations to the home, they would need approval from the Historic District Advisory Committee for the Town of Brookhaven, Sabatelle said.
While the house is fully upgraded, Sabatelle said the neighborhood represents an earlier version of Setauket.
"It's like a step back in time," she said.
