THE SCOOP. It may be on the threshold of the Hamptons, but Eastport is often described as a quiet community. "It's a very quaint town close to local beaches," says Anna Fiore of Mill River Realty in East Moriches, noting the community is known for its antiques shops.

Eastport was once considered the unofficial capital of Long Island duck farming, adds Kevin Loiacono of Brookhampton Realty in Center Moriches. Today, one farm remains on River Avenue. "It's an interesting little town," Loiacono says.

Art galleries and B & Bs, as well as boating and eateries, including a local favorite, the Eastport Luncheonette, are all part of the scene.

Neighborhoods north and south of Montauk Highway feature a variety of architectural styles. "You can get anything from a Craftsman-style home built last century to a postwar construction to a newly built house," Loiacono says. Lot sizes typically run about a half-acre, Fiore says, noting there are several developments in the community. Prices typically range from the mid-$200,000s to more than $1 million, Loiacono says. "It's difficult to price homes because Eastport doesn't have much of a turnover," Fiore says.

CONDOS. Pepperidge Lake, one listing, $345,000. Adult condo communities include Eastport Meadows, three listings, $369,000 to $419,000 and Encore Atlantic Shores, 12 listings, $469,000 to $674,900.

MONTHLY RENTALS. The occasional rental typically ranges from $2,000 to $2,700.

SALES PRICE. Since May 2010, there were 18 sales with a median price of $379,250, according to Multiple Listing Service of Long Island data. The low price was $156,450, and the high was $517,000. From April 2009 to April 2010, there were 16 sales. The median price was $356,250 with a low of $234,000 and a high of $678,000.

ATTRACTIONS.Trumpets on the Bay, a waterside restaurant; Eastport Marina; Seatuck Cove House Waterfront Inn and A Victorian on the Bay, a bed and breakfast -- both on South Bay Avenue.
