The median value of homes in Northport, according to Multiple Listing Service of Long Island, is $654,390. The number that we’re focusing on is $1,350,000. But that isn’t a sales price. In this case, that’s merely the difference between the original listing price and the current listing price of a spectacular Northport contemporary on the market since August 2007.

Listing agent Linh Ho of ReMax/Universal in Bayside said the home has a very unique layout with gorgeous water views, but it’s not particularly kid friendly and that this may explain the lack of movement. Nearly every room has a balcony (a potential deal breaker for a family with young children) and the steps leading up to the home are formidable.

There have been several price adjustments on the house during the past three years. But the short sale price of $950,000 could be the magic number. The owner currently has a potential buyer close to entering into contract. The interested party first saw the property when it was listed at $1,700,000 (a much less magical number).

The home has three bedrooms, 3.5 bathrooms on a third of an acre and was built in 1986. Taxes are $20,814, which includes Northport Village taxes.
